One year after zoning reform, housing surges but sprawl continues

In 2024, Edmonton saw 40% of approved housing units in redeveloping areas, nearing its 50% infill target. The new RS zone allows up to eight units on mid-block sites, but half of these lots still have single or duplex homes. Garden suite approvals rose over 200%, and row housing units increased significantly due to federal financing. Challenges remain with bike parking requirements, and bylaw tweaks are planned based on feedback.
