The average price of a detached home in the Edmonton area reached $540,000 in December, reflecting a 10.6% increase in 2024. Although home sales decreased by 25.4% from November, they were up 17.2% year-over-year. New listings dropped by 24.6%, indicating a shift towards a seller's market in 2025. The average price for duplexes rose to $408,823, while townhomes and condos also saw significant increases. The southwest Edmonton area had the highest average sale price for detached homes at $662,919.
